Mastic Man Medway

Cracked, mouldy or untidy silicone can make an otherwise well-finished window, door, kitchen or bathroom look tired – and in the wrong place, failed sealant can also allow water or draughts where they shouldn't be.

I'm Tim from TS Glazing. Alongside our glazing work, we provide professional mastic and silicone sealing throughout Medway, including windows, doors, kitchens, bathrooms and external sealing.

Mastic & Silicone Sealing

It's A Small Detail That Makes A Big Difference To The Finish

Good mastic work shouldn't be the first thing you notice. It should leave a neat, clean line that finishes the job properly and seals the joint it's there to protect.

Unfortunately, old silicone doesn't last forever. It can begin to discolour, crack, shrink, separate from the surface or develop mould – particularly in areas exposed to water and moisture.

Poorly applied silicone can also leave uneven lines, gaps and a finish that lets down an otherwise good installation.

Because my background is in double glazing installation and window and door repairs, sealing around frames is something I've worked with for many years.

External Mastic Around Window & Door Frames

Exterior sealing is more than cosmetic. The perimeter joint between a window or door frame and the surrounding building needs to be appropriately finished and sealed.

Over time, old external sealant can crack, separate or deteriorate. If that happens, the affected area should be checked rather than simply covering old silicone with another layer.

My experience fitting and repairing windows and doors means I understand how these frames are installed and where sealing forms part of the finished installation.

Pulling Away

Silicone has separated from one of the surfaces, leaving visible gaps.

Thick, uneven or badly finished silicone is spoiling the appearance of the surrounding area.

Sign 06

Visible Gaps

Clean Silicone Finishing Around Kitchens & Worktops

Kitchens contain plenty of joints where worktops, sinks, splashbacks and walls meet.

These areas need a neat finish, particularly where water is regularly used.

If the existing silicone has become stained, cracked, loose or untidy, we can remove deteriorated sealant, prepare the area and apply a fresh finish where appropriate.

This can make a surprisingly big visual difference to an older kitchen without replacing the worktops or sink.

Replace Old, Mouldy Or Cracked Bathroom Silicone

Bathrooms are particularly hard on silicone because sealant is regularly exposed to moisture, cleaning products and changes in temperature.

Over time it can discolour, become mouldy, split or pull away from the surface.

Simply applying fresh silicone over deteriorated material isn't the finish we're aiming for. Where resealing is required, proper preparation of the joint is an important part of the job.

Fresh silicone can give baths, showers and basins a much cleaner appearance while restoring the seal around the affected joint.

Cracked, Mouldy Or Untidy Silicone?

Send Tim and Sam details of the area you need sealing. Whether it's windows, doors, a kitchen, bathroom or exterior frame, we'll let you know how we can help.

Our Process

From Old Sealant To A Clean New Finish

Good silicone work isn't simply about squeezing a new bead over what's already there. Preparation is an important part of achieving a neat result.

02

04

Clean Finish

New mastic or silicone is applied and finished to leave the joint neat and properly sealed.

Professional Mastic Finishing

Why Does Professional Silicone Application Matter?

Silicone looks straightforward until you're trying to achieve a consistent line around a long window frame, worktop, shower tray or door.

Preparation, the condition of the surfaces, the type of joint and the way the material is applied all affect the finished result.

Poor application can leave thick lines, gaps, smears and areas that begin failing prematurely.

We aim for something much simpler: a clean, neat finish that does the job it is there to do.

✓
Correct Preparation The joint is assessed before fresh material is applied.
✓
Suitable Sealant Internal and external jobs have different requirements.
✓
Consistent Finish Neat lines make a considerable difference to the final appearance.
✓
Glazing Experience Particularly useful when dealing with window and door frames.
Window & Door Specialists

More Than A General Handyman Service

One advantage of using TS Glazing for window and door sealing is that these aren't unfamiliar products to us.

Tim has more than 25 years' experience in the glazing trade, including installation, repairs, frame adjustment and finishing.

If a problem around a window isn't actually caused by the mastic, we can look at the wider installation rather than simply covering the area with new silicone.

For example, a draught may instead involve failed window gaskets, alignment or insulation around the frame.

If the issue turns out to involve the window or door itself, TS Glazing also provides installation and repair services throughout Medway.

Mastic & Silicone Questions

Frequently Asked Questions

What does a mastic man do?

A mastic or sealant service involves applying and replacing suitable sealant around joints and edges where a clean, sealed finish is required. This can include windows, doors, kitchens, bathrooms, sinks, baths, showers and other suitable areas.

Do you remove the old silicone first?

Where failed existing silicone needs replacing, the condition of the old material and joint is assessed and appropriate preparation is carried out before fresh sealant is applied. We don't simply aim to hide failed silicone beneath another untidy layer.

Can you reseal around windows?

Yes. Window sealing is particularly relevant to TS Glazing because windows and doors are our main trade. We can assess old perimeter sealant and advise what work is appropriate.

Can you reseal around doors?

Yes. We can provide suitable sealing around door frames including entrance doors, French doors, patio doors and bifold door installations.

Do you replace mouldy silicone around baths and showers?

Yes. Bathroom mastic work can include baths, shower trays, shower screens, basins and other suitable sanitary joints where old silicone needs replacing.

Can you seal kitchen worktops and sinks?

Yes. We provide silicone finishing around kitchen worktops, sink edges, splashback junctions and other suitable kitchen joints.

Can cracked mastic around a window cause a draught?

Deteriorated perimeter sealing can be one possible route for unwanted air movement, but draughts can have several causes. They can also relate to gaskets, alignment, closing hardware or insulation around the frame. We recommend identifying the cause rather than assuming fresh mastic alone will solve it.

Do you carry out external mastic work?

Yes. Our service includes suitable exterior sealing, particularly around window and door frames.

Which areas do you cover?

We provide mastic services across Medway including Gillingham, Rainham, Chatham, Rochester, Strood, Hempstead, Wigmore, Lordswood, Walderslade, Upchurch and surrounding areas.

How do I get a quote for mastic work?

Contact Tim and Sam through the TS Glazing contact page or call 01634 553006. Tell us what needs resealing and where it is. Photos can also be useful for showing us the existing condition and size of the job.
